When the parties to a property claim do not agree on the amount of loss, each side names an appraiser. I take that appointment for homeowners and for carriers. Same method either way. I do not handle claims as a public adjuster, and I do not advocate for either side.

Appraisal is in most Texas homeowners policies. It is used when coverage is not the question. The question is the number: what it costs to repair or replace the damage.
Each side names a competent, disinterested appraiser. The two appraisers try to agree. If they cannot, they pick an umpire. Two of those three sign an award. That award sets the amount of loss.
I set a supportable number. I do not take over the claim, argue coverage, or replace a public adjuster or attorney.

Texas residential policies now carry a required appraisal clause on new and renewing business. Once appraisal is demanded, each side has a short window to name an appraiser. I will tell you the same day whether I can take the file.
